Room Available for Female in Cambridge 2BR August 2023

My current roommate is moving out-of-state and I am looking for someone to replace her for the upcoming lease cycle, which starts on August 1 and runs through the end of July 2024. My apartment is a small-but-pleasant 2BR/1BA located in a well-maintained building off of Mass Ave between Porter and Harvard Squares, about a 10-minute walk to the Porter T station. The kitchen and common area are fully furnished/equipped and my current roommate is willing to sell her bedroom furniture to the new tenant. There is credit-card-operated laundry in the basement and plentiful street parking ($25/year with Cambridge resident permit).

Rent will be $1189/month per person with heat and hot water included, electricity and internet separate. Electricity is usually no more than $20/month and internet is $15/month per person. I am looking for someone to join me on a 12-month lease which starts on August 1.

About me: I am a mid-20s female Christian PhD student and I attend Hope Fellowship Church. I value maintaining a clean and peaceful living environment and being on friendly terms with my roommate.
